Choices for Metal Roofing
Those who are finding that their home is in need of a new roof should consider metal roofing as a viable alternative to their current asphalt shingles. And if you are thinking what a pain it will be to scrape off all the shingles you may be in for a surprise.
A new steel roof can be installed directly over your old asphalt roof, saving you both money and time since you don’t have to remove the old roof before you put on the new one. This is also an environmentally friendly choice as it avoids the dumping of waste in landfills, and it gives your home an added layer of insulation.
Whether you are permitted to put a metal roof over your existing shingles depends on the building code in your local area. If you have two layers of shingles then it is possible you will not be allowed to put a metal roof overtop, but if you have a single layer of shingles then it shouldn’t be an issue.
The following is an excerpt of the 2006 International Residential Code Book®. Section R907.3 deals with the installation of metal roofing over existing shingles as follows:
“Complete and separate roofing systems, such as standing seam metal roof systems, that are designed to transmit the roof loads directly the buildings structural systems and that do not rely on existing roofs and roof coverings for support, shall not require the removal of existing roof coverings.”
Before you decide to continue with the installation process though you may want to review the following precaution when it comes to the underlying material:
1)Existing roof leaks need to be dealt with before proceeding. Replace any rotten sheeting or rafters.
2)Also take care of any damage resulting from too much roof weight such as sagging decking or buckling trusses.
3)It is recommended that you install an underlayer on top of the existing roof to keep the shingles from rubbing against the back of the metal roof, which could lead to corrosion.
The standard industry material for an underlayer is still felt paper (tar paper), however there are many newer products on the market that can offer an advantage over this standby. Tar paper can have issues when installed under a metal roof, as it can stick to the back of the roof and end up tearing when the roof expands and contracts.
“E-Foil”, which is basically a foil faced bubble wrap makes a great reflective barrier insulation and acts as a cushion between your old roof and the new metal roof. As an added bonus the foil also reflects heat away from your home during the warmer months of the year which will reduce your energy costs for cooling your home. E-Foil works best when installed under corrugated metal roof panels as this allows for airspace between the roof and the foil, which creates natural venting.
If you already have done your homework on metal roofs then you know that they last for decades longer than asphalt shingles, require little maintenance and offer many other advantages. Now that you know you won’t have to remove your old roof the decision to go with metal should be a no-brainer.
